- Review the building’s current books and records and implement a seamless changeover

- Perform regular inspections of the building, systems, equipment and outside areas

- Recommend course of action necessary to reduce the cost of maintenance 
- Supervise building-related employees and staff, process all related paperwork 
- Maintain cost-effective contracts with vendor companies 
Leasing
- Oversee listing and marketing of vacant units 
- Prepare and process leasing applications 
- Negotiate and draft new leases and renewals 
- Supervise tenant move ins and outs 
Accounting and Financial Services
- Perform control budgeting, close monitoring and control of accounts payables/receivables via bank reconciliations and financial/operational reporting 
- Produce and update annual budgets. 
- Manage insurances including, if necessary, liability insurance, casualty insurance, boiler and workmen’s compensation insurance 
Regulatory Compliance
- Monitor governmental regulations to ensure that the property meets all code requirements 
- Make recommendations and changes as necessary to protect Ownership 
Resident Relations
